First Agent Failed? The Next One is 70% More Likely to Sell the House. Or So They Say....

I came across an article that said if your house didn’t sell the first time, you should re-list it with a different agent. According to them, your home is 70% more likely to sell with someone new.

I don’t necessarily disagree. A different agent might take better photos, create a video, or use more creative ways to market your home. They might also give better advice—like how to rearrange the furniture, stage the home, or even suggest a different price point.

You might be thinking, “Well sure, now someone will finally do what the first agent didn’t.” And yes, that’s possible.

But here’s another possibility—after three months on the market with no offers, the homeowners start to feel frustrated and worried.


Now they’re finally open to doing the things that should’ve been done from the start: staging, small repairs, fresh paint, improving curb appeal, or even lowering the price to match what buyers are actually willing to pay.

Often, these are the same suggestions the first agent already made—but were ignored, because

the owners thought they knew better. They hoped the market would adjust to their price, instead of adjusting the price to meet the market.

So yes, sometimes the second agent ends up selling the home—but only because the owners were finally ready to do what the first agent had advised all along.

So before you rush to switch agents, stop and take another look at everything your current agent recommended—especially the price—and ask yourself what you haven’t tried yet. If you truly follow their advice and the house stilldoesn’t sell? Then yes, by all means, find someone new.
